Recently I was in Louisville, KY for a great mixture of business and pleasure.  On the business side, I was looking at a triplex and interviewing Mike Butler, the author of: Landlording on Autopilot.  On the pleasure side, I was there with my best friend at the Kentucky Derby.

My best friend and I have both read easily over 100 real estate books.  Mike Butler’s Landlording on Autopilot is our favorite real estate book by far.  Don’t get me wrong, I love Rich Dad, Poor Dad like everyone else.  I love Tim Ferris’s book The Four Hour Work Week.  But what separates Mike’s book from everyone else’s is the granular details he gives on how to automate your real estate investing and building scaleable systems in managing rental property so you don’t have to handle everything yourself.

The proof is in the pudding.  Mike was able to manage 75 rental properties in less than 5 hours a week.  At the time he was a full-time police officer and had a wife and two young kids.

Stop and let that sink in.

Working a full-time job, having a wife and kids, and managing and growing a real estate business with over 75 rentals!  That is extremely impressive!

I repeat the phrase: “talk is cheap” on a daily basis.  So me telling you this is a great book is ok, but how has it affected my real estate business?

Well, for starters I met Mike in May and since then I have bought a property a month since then!  I usually buy one or two properties a year.  Now I’m buying a property a month!  That’s not the best part though.  The best part is the properties I’m buying are wildly more profitable than my other rentals.  I’m using everything Mike taught me.

For the last property I just closed on you area going to get to listen in on a follow-up phone call I had when I told Mike about the property.  You are going to get the actual address, what the seller offered, what I offered, what financing terms I got, everything!
